IMPORTANT TRAFFIC AND SUNDAY WORK UPDATE

We continue to work to minimize traffic through Glamorgan, because access to Glenmore Trail will be closed during the week of November 21, some traffic will need to be routed through the community.

Also, given the need to complete the work as quickly as possible, some work may be done on Sundays. We will continue to operate within the bylaws that are applicable.

IMPORTANT CONSTRUCTION UPDATE GLENMORE CRESCENT SW LANE

Whissell Contracting Construction Update

The sanitary and water line upgrades in the lane south of Glenmore Crescent SW were delayed and are now scheduled to begin November 28. The work requires partial closure of the southern portion of the lane for approximately two weeks.

The City of Calgary approved the final design of the new road and utility connections for the redevelopment of the Elbow Valley site, and work began in early September. Ongoing work includes site clearing and grading, installation of underground storm, water and sanitary utilities and construction of 50 Ave. SW along the south boundary of the site, parallel to Glenmore Trail SW.

• It is anticipated work will be done during daytime hours, and follow
City standards of 7 a.m. to 10 p.m. weekdays and Saturdays.
• Contractors will follow City of Calgary’s standards for dust and noise.
• Trucks that haul materials to and from the site will be covered.

For your safety, please do not enter the fenced-off construction areas.

Beginning approximately November 21, a water line upgrade will commence along 45 St. from Glenmore to 49 Ave. SW and east along 49 Ave. to the laneway. The work requires partial closure of portions of both roadways for approximately one week.

ELBOW VALLEY SITE UPDATE

Silvera for Seniors is excited to be moving forward to redevelop the Elbow Valley site.

The City of Calgary approved the required utility connections and completion of 50 Ave. SW along the south boundary of the site. Our contractor has been busy clearing the site and preparing it for utility installation and road construction. In recent weeks you will have noticed some tree removal, stockpiling of fill materials and access trenches for underground utilities.

In November utility connections will temporarily impact traffic flow for some residents in three specific locations.
• 45 St. SW between Glenmore and 49 Ave. SW
• 49 Ave. SW east of 45 St. to the laneway
• A portion of the rear lane behind Glamorgan Crescent SW
We thank everyone for their patience and co-operation as this work is underway. If the weather is favourable, WHISSEL Contracting Ltd. anticipates work will be completed by early December.

Construction of the Horizon Housing buildings on the east portion of the site is expected to start in spring 2017.

Our continued focus is to be a good neighbour and be a part of the community. For your safety, please do not enter the fenced-off construction areas.

SITE PREPARATION

Silvera for Seniors is excited to begin preparing the Elbow Valley site for redevelopment. Site clearing and grading, installation of underground utilities including storm, water and sanitary services and the development of a temporary access road are all required before any development can begin. The future 50 Ave. SW running parallel to Glenmore Trail will be completed at a later date.

Beginning in early September you will notice the following activities on the site:
• Surface markings, including laneway marking by Alberta First Call;
• Movement of heavy equipment on to the site;
• Site clearing, including removal of some trees, grading and fencing;
• Stockpiling of earth and fill materials;
• Construction of a new temporary road; and
• Access trenches for the underground utilities.

If the weather is favorable, WHISSELL Contracting Ltd. anticipates work will be completed by early November.

Redevelopment of the Elbow Valley site is important to Silvera for Seniors and Horizon Housing Society. We remain committed to partnering to achieve our common vision for a vibrant, integrated community with a variety of affordable housing options for seniors, families and single individuals. The vision also incorporates links to the neighbourhood and services to support the creation of a community hub for local residents and the community.

As we move forward to refine our plans, we will continue to work with Glamorgan residents and area stakeholders at key milestones. In the first half of 2016 we are working with The City on the site servicing plan and we are hopeful we will be in a position to start these service updates this spring and summer. As soon as we have detailed site plans and new building concepts we will organize community meetings to share information. Your early input is helping to inform our evolving plans and we look forward to sharing them with you.

Silvera for Seniors and Horizon Housing Society invited the community to an Elbow Valley Redevelopment Workshop at Glamorgan Community Association on June 17. Attendees had the opportunity to work together to identify the issues and concerns that are important to the community. Silvera and Horizon also answered their questions about the redevelopment. Representatives from the City of Calgary’s Planning & Development Department and Calgary Transit attended and were available to provide information and answer questions.

Silvera for Seniors and Horizon Housing Society meets with the Glamorgan Community Association’s Board of Directors to present a status update and determine how to engage and communicate with stakeholders.

Silvera for Seniors is preparing to move forwards with a site plan for the redevelopment of the land adjacent to our Westview Community. The planning team looks forward to initiating dialogue with the adjacent neighbours and the larger community early in the new year.
