Changes to Rent Calculation

The Government of Alberta has changed the way it determines annual income for rent based on income

On Oct. 1, 2025, the Government of Alberta adopted a new approach to calculating annual income for the purpose of determining monthly rent for residents who pay rent based on a percentage of their income. The rent calculation will now be based on all of the residents’ income. This change applies to all affordable housing providers in the province.

What changed?

Going forward, rent will be based on 30% of your annual income as reported on line 15000 of your latest tax return. This replaces the previous formula that excluded certain types of income, such as RRSP or RRIF withdrawals.

Why did this change?

This Government of Alberta made this change to create a fair, consistent rent system for calculating rent payments for everyone who pays rent based on a percentage of their income.

What does this mean for me?

This change will have no impact on most Silvera residents. That said, residents who increased their income through RRSP or RRIF withdrawals during the year will experience a corresponding increase in their rent.

When will this change take effect?

– For existing residents, this new rent calculation will apply effective Jan. 1, 2026.

– For new residents, this change takes effect on Oct. 1, 2025.
